What You Get Before You Spend Anything

Most pavement quotes are a number and a square footage. That tells you nothing about whether the work is necessary, whether it is the right work, or what happens when the crew finds something underneath. Ours are built to be argued with.

An itemized scope, not a lump sum

You see what each area needs and what each part costs, separated out. If you want to do the failed entrance this year and the rest next, you can see exactly what that changes. A single bottom-line number makes that conversation impossible, which is usually the point of quoting that way.

The parts we think you can leave alone

The survey findings list what is sound as well as what is not. On a typical commercial lot a large share of the surface needs nothing, and saying so in writing costs us revenue on that job and earns the next three. If your lot genuinely does not need work yet, we would rather tell you and come back in two years.

A written answer on sequence

Structural before surface, surface before markings. If your quote includes sealcoating on an area we have flagged as structurally failed, we have gotten it wrong, and you should be able to see that from the document. Sequence errors are the most expensive common mistake in this trade and they are invisible for about a season.

What happens if we find worse

We stop and tell you, with what we found and what it changes, before doing the work. You get a revised number and a decision. What you will not get is extra work discovered mid-job and presented as a completed line item on the final invoice.

Nobody Closes A Property To Suit Our Schedule

Commercial pavement work happens on live sites. Warehouses run shifts, retail trades on weekends, medical tenants cannot lose their accessible bays, and a dealership has stock parked on the area you need. None of that is an obstacle if the phasing is planned before the crew books rather than negotiated on the morning.

    Dock doors come out of service a few at a time so throughput never drops below what you need to keep running.

    Midweek overnight, so the lot is open and freshly marked for the weekend peak rather than coned off through it.

    We phase around whichever tenant has the least flexibility, which is usually a clinic or a school, and agree it with you before booking.

The practical test of a contractor is not whether they say they can work around you. It is whether they ask what your constraints are before quoting, and whether the phasing appears in the document you sign.

Before You Sign

What To Require Before Any Contractor Starts

Pavement work is one of the easier trades to get wrong quietly, and most of what protects you is paperwork you ask for before the crew arrives rather than after.

  • A certificate of insurance naming your entity

    General liability and, where your lease or management agreement requires it, your ownership entity added as an additional insured. The certificate should arrive from the insurer, not as a photocopy from the contractor.

  • Workers compensation coverage

    New Jersey employers carry it. Without it, an injury on your property can become your problem, and a certificate is the only proof that means anything.

  • A W-9 and whatever your vendor portal needs

    Property management platforms will not release payment without onboarding complete. Getting it done before the work rather than after is the difference between a 30 day cycle and a 90 day one.

  • An itemized scope, not a lump sum

    Square footage, linear footage, stall counts, materials by name, number of coats. A single number for a whole lot cannot be compared with anything and cannot be held to anything.

  • The warranty term in writing on the proposal

    What is covered, for how long, and what voids it. A verbal warranty is worth what it costs to give.

  • A written phasing plan

    Which sections close, on which days and hours, how vehicles get rerouted, and what happens to the schedule if it rains. Agreed before booking rather than negotiated on the morning.

  • Named materials and their data sheets

    A sealer, a sealant grade, a paint specification. Everything on this page is checkable against a data sheet, and a contractor who will not name the product is telling you something.

  • A crew that works to OSHA requirements

    High-visibility clothing, traffic control around the work area, and hot equipment handled by people trained on it. Sealant kettles and paving equipment injure people on sites where nobody was watching.

  • Lien waivers on completion

    Standard on any commercial project and easy to forget on a maintenance job that runs two days.
