What drives the price

Area and surface type set the price, and access sets the rest. Ground-level sidewalk and hardstanding is straightforward. Building elevations requiring reach equipment, and anything needing containment or water recovery, cost more. Gum removal and oil-stain treatment are usually priced separately because they are slow, spot-by-spot work rather than area work.

When power washing is the wrong answer

High pressure is the wrong tool on painted surfaces, EIFS and older render, where it drives water behind the finish or strips it outright. Those need a soft-wash approach using chemistry rather than force. If someone quotes a single pressure wash across a mixed facade without distinguishing the substrates, that is a repair bill waiting to happen.

Pressure, Water Temperature And What They Will Ruin

Power washing damage is nearly always a pressure or chemistry decision made by someone who did not slow down to look at the surface.

Concrete flatwork

2,000 to 3,000 psi with a rotating surface cleaner. The surface cleaner is what prevents wand striping, which is the most common visible sign of a rushed job.

Soft washing

500 to 1,200 psi for painted surfaces, EIFS, stucco, wood and siding. These surfaces clean with chemistry and dwell time, and high pressure destroys them.

Hot water

Grease, gum and oil need heat. Cold water moves them around. Drive-thru lanes, dumpster pads and restaurant service areas are hot-water work.

Detergents

Alkaline degreaser for petroleum and food grease. A sodium hypochlorite mix for the organic growth that darkens north-facing walls. Matching the chemistry to the soil is what lets you keep the pressure down.

Striping

Pressure that cleans concrete also removes traffic paint. Anywhere fresh striping meets a wash schedule, the wash comes first and the paint second.

Water recovery

Wash water carrying detergent or grease is not supposed to enter a storm drain. Sites with inlets in the wash area need containment, a recovery vacuum, or both.

Surfaces to leave alone

Oxidized paint, failing sealant joints, EIFS with damage, and older mortar. Washing these makes them worse, and the honest answer is to say so before starting.

Standards that govern it

The limits come from the surface manufacturer and from municipal stormwater rules on discharge to storm inlets. On a commercial site those two together decide the pressure, the chemistry and the containment, and neither is negotiable by whoever holds the wand.

Weather window and reopening

Surface temperature above freezing, and enough of a dry-down window for whatever gets sealed or painted afterwards. Occupied retail and restaurant sites are washed before opening, because wet concrete and customers are a slip claim waiting to happen.

How often, and how long it lasts

Entrances, drive-thru lanes and dumpster pads want a quarterly cycle. Facade and general flatwork run annually on most properties, and twice a year where the property is the first thing a tenant’s customer sees.

How the work is measured

Flatwork is priced by the square foot. Building elevations are priced by elevation and access, because reaching the surface costs more than cleaning it.

Large flatwork runs about $0.15 to $0.50 per square foot. Hot water, heavy grease, height access and water recovery each move it up. Building elevations are quoted by elevation rather than by area, because reaching the surface costs more than cleaning it.

Will high pressure damage my brick or storefront?

Not when the method matches the material. Brick, stucco, EIFS, painted block and signage get low-pressure soft washing with detergents, not raw high pressure. So they come clean without etching or damage.

Can you remove gum, oil and grease stains?

Yes. Hot-water units and commercial degreasers lift chewing gum, oil drips and grease that cold-water pressure alone leaves behind. Deep-set stains may lighten rather than vanish entirely, and we will tell you honestly upfront.
