Paterson Conditions

Why Paterson Properties Need Asphalt Paving & Patching

Paterson has some of the oldest commercial pavement we work on, much of it laid around converted mill buildings that have changed use more than once.

A lot of Paterson asphalt has been patched by several contractors over several decades, and the patches do not match. What we find is a surface made of mismatched sections that expand and contract at different rates, so cracking reopens along the old seams every freeze-thaw cycle no matter how well the last fill was done.

Older properties have often been overlaid several times, which affects both the grade and what can be done without milling. We establish how many layers are there and where the drainage was originally meant to go before quoting, because paving over a lot that has lost its fall recreates the same problem at a higher level.

What We Check Before Quoting Asphalt Paving & Patching in Paterson

On older Paterson pavement the survey is mostly forensic: we are working out what previous contractors did and where their work ends. For asphalt paving we are looking at these first:

01

Where the historic patch seams run

We map them, because they are where the lot will crack again regardless of what we do to the surface. Everything else in the quote follows from this map.

02

Depth and material of existing patches

Patches laid at different depths and mixes move at different rates. We core or probe where it matters rather than assuming.

03

Drainage on older sites

Mill-era properties often drain to features that no longer exist or have been paved over. Water with nowhere to go is a common root cause here.

04

Tenant access constraints

Which tenant cannot lose their bays, and when. On a shared Paterson lot this shapes the phasing more than the pavement does.

You get the findings in writing with the quote, itemized, including anything we think does not need doing. If asphalt paving is not what your Paterson lot needs, we will say so.

Scope & Cost

What Asphalt Paving & Patching Costs in Paterson

Driven by depth and area rather than area alone. A surface overlay across sound base is the cheap end. Full-depth reconstruction, cutting out the failed section, repairing or replacing the base and paving back, costs several times as much per square foot and is the only thing that fixes a structural failure. Access matters too: a lot a paver can move through freely is cheaper than one needing small equipment and hand work. Disposal of millings and any need to match existing grades and drainage also feed into the number.

Work covers full-depth patching, milling and overlay, sub-base compaction, binder course and wearing course.

The Range

A 1.5 to 2 inch mill and overlay on sound base runs roughly $2.80 to $4.50 per square foot. New commercial paving in New Jersey lands between $2 and $7 per square foot depending on depth and site access. Full-depth reconstruction of a failed area sits at the top of that spread, which is why the survey matters: on most lots only part of the area needs it.

Prices shown are typical market ranges and are subject to change. They are not a quote. Please call (917) 829-0403 for current pricing, or book the free survey and we will put an itemized number on your property.

Drainage

Asphalt wants 1.5 to 2 percent of fall to move water off it. Ponding after rain means the grade is wrong, and paving over a low spot reproduces the low spot.

Pavement section

Subgrade, then dense-graded aggregate base, then asphalt in one or two lifts. A car-parking section typically runs 4 to 6 inches of aggregate base under 3 inches of asphalt. Truck routes, loading docks and dumpster approaches need more of both.

Paterson Questions

Asphalt Paving & Patching in Paterson: Common Questions

How much does asphalt paving cost in Paterson?

Driven by depth and area rather than area alone. A surface overlay across sound base is the cheap end. Full-depth reconstruction, cutting out the failed section, repairing or replacing the base and paving back, costs several times as much per square foot and is the only thing that fixes a structural failure. Access matters too: a lot a paver can move through freely is cheaper than one needing small equipment and hand work. Disposal of millings and any need to match existing grades and drainage also feed into the number. In Paterson specifically, paterson lots are often shared between tenants with different hours, so we build the phasing around whichever tenant cannot lose access, usually a clinic or a school.

When is asphalt paving the wrong choice for a Paterson property?

If the base is sound and the problem is surface oxidation, cracking or appearance, paving is a large purchase where a much smaller one would do. Plenty of lots that look finished need crack sealing and a sealcoat. We survey to find out which it is, and on most jobs the honest answer is that only part of the lot is structural and the rest can be maintained.

Can you carry out asphalt paving without closing our Paterson lot?

Paterson lots are often shared between tenants with different hours, so we build the phasing around whichever tenant cannot lose access, usually a clinic or a school. For asphalt paving specifically that means agreeing the phasing before the crew books, so you know which sections are closed on which nights and what stays open throughout.
