Paterson Conditions

Why Paterson Properties Need ADA Compliance

Paterson has some of the oldest commercial pavement we work on, much of it laid around converted mill buildings that have changed use more than once.

A lot of Paterson asphalt has been patched by several contractors over several decades, and the patches do not match. What we find is a surface made of mismatched sections that expand and contract at different rates, so cracking reopens along the old seams every freeze-thaw cycle no matter how well the last fill was done.

Older properties frequently have accessible stalls that met an earlier standard or none at all, marked in whatever paint was to hand. We survey against the current standard and give you a written list, because on legacy sites the gap between what is there and what is required is usually larger than owners expect.

What We Check Before Quoting ADA Compliance in Paterson

On older Paterson pavement the survey is mostly forensic: we are working out what previous contractors did and where their work ends. For ADA compliance we are looking at these first:

01

Where the historic patch seams run

We map them, because they are where the lot will crack again regardless of what we do to the surface. Everything else in the quote follows from this map.

02

Depth and material of existing patches

Patches laid at different depths and mixes move at different rates. We core or probe where it matters rather than assuming.

03

Drainage on older sites

Mill-era properties often drain to features that no longer exist or have been paved over. Water with nowhere to go is a common root cause here.

04

Tenant access constraints

Which tenant cannot lose their bays, and when. On a shared Paterson lot this shapes the phasing more than the pavement does.

You get the findings in writing with the quote, itemized, including anything we think does not need doing. If ADA compliance is not what your Paterson lot needs, we will say so.

Scope & Cost

What ADA Compliance Costs in Paterson

Usually far less than owners expect, because most failures are marking and signage rather than construction. Re-striping stalls and aisles, adding hatching and installing compliant signage at the right height is a modest job on most properties. The number rises only when the pavement itself has to change: correcting a slope that exceeds the allowed cross-fall, or rebuilding a route, is a paving job with paving pricing. We survey and tell you which category you are in before quoting.

Work covers access aisle, van accessible stall, signage height, accessible route and cross slope.

The Range

Bringing an accessible stall up to standard, marking, hatching, stencils and compliant signage, typically runs $300 to $1,500 per stall depending on what is already there and whether signage has to be supplied and set. Slope corrections are paving work and carry paving pricing. Most properties we survey are in the first category.

Prices shown are typical market ranges and are subject to change. They are not a quote. Please call (917) 829-0403 for current pricing, or book the free survey and we will put an itemized number on your property.

How many spaces

Table 208.2 of the 2010 Standards sets the count: 1 accessible space for a lot of 1 to 25, 2 for 26 to 50, 3 for 51 to 75, 4 for 76 to 100, rising to 9 at 401 to 500, then 2 percent of the total from 501 to 1000.

Van spaces

One in every six accessible spaces has to be van accessible under 208.2.4. A lot with a single accessible space needs that space to be the van one.

Paterson Questions

ADA Compliance in Paterson: Common Questions

How much does ADA compliance cost in Paterson?

Usually far less than owners expect, because most failures are marking and signage rather than construction. Re-striping stalls and aisles, adding hatching and installing compliant signage at the right height is a modest job on most properties. The number rises only when the pavement itself has to change: correcting a slope that exceeds the allowed cross-fall, or rebuilding a route, is a paving job with paving pricing. We survey and tell you which category you are in before quoting. In Paterson specifically, paterson lots are often shared between tenants with different hours, so we build the phasing around whichever tenant cannot lose access, usually a clinic or a school.

When is ADA compliance the wrong choice for a Paterson property?

There is no case where accessible parking is the wrong thing to fix. What we will tell you honestly is when the fix is bigger than striping. If the accessible stalls sit on a grade that exceeds the permitted slope, no amount of paint makes them compliant, and anyone offering to solve that with striping is selling you a document rather than a solution.

Can you carry out ADA compliance without closing our Paterson lot?

Paterson lots are often shared between tenants with different hours, so we build the phasing around whichever tenant cannot lose access, usually a clinic or a school. For ADA compliance specifically that means agreeing the phasing before the crew books, so you know which sections are closed on which nights and what stays open throughout.
